Realtors should not attempt to rush a buyer into making a buying decision. Often it will backfire when the buyer has second thoughts or misgivings about the home they "rushed" into purchasing. That said, once a buyer commits to purchasing a home they should follow through. Flip floppers waste everyones time and do tremendous damage to all of the third parties involved in a transaction.

Buyers whom try to impress sellers & or their realtors by boasting of their financial prowess often do themselves a terrible disservice. Looking at expensive homes that you cannot afford is not only a waste of time for your agent, a waste of their gasoline but also harmful to the seller and all other parties as well. It does no good for anyone to bite off more than they can chew. Eventually, your seller and or the bank will require proof of your funds and then the fun and games will end. If buyers desire to look at expensive homes that they cannot afford; try open houses and or attending a Parade Of Homes. Additionally, instead of your agent focusing on finding a home that really does fit your needs they are led astray. Team work and honesty lead to much better odds that in the end your dream home will be found.

Buyers whom believe that "Bank Owned" properties are always the best way to buy are often mistaken. Time and time again we find that banks are as likely to overprice homes as are private parties. Bank owned homes often are in horrific condition; often filled with mold and urine. Bank owned homes with severe settlement damage seem to be common place. Additionally, private sellers are often more than eager to negotiate down to the comparible bank owned property price when faced with the future sale of that property and it's effect on the neighborhood values as well as that of their own home.

Buyers fail to realize a lack of commitment from their part brings for the same lack of commitment from the agent. Realtors don't want to spend countless hours searching for the perfect home with $4.00 a gallon gas if the buyer is not completely in the ball game.
